Organizing Your Home for Sale can seem like an endless undertaking. Amy has found that having a clear road map helps sellers to not only get started, but to finish the project in in about 4-6 weeks. . Below is the guide she shares with her clients. You are welcomed to use it and customize it for your particular needs.
Step 1: 10-14 Days
Start on the top floor of your home. Using a large box of Hefty Lawn and Leaf trash bags, separate items into 4 sections and clear a space in your home to store them (typically, a garage is best):
Section 1 – Throw Out – You probably need to throw out more than you realize. Two rules of thumb to decide if something needs to go in the trash “when in doubt throw it out” and “if you haven’t touched it in a year.”
Section 2 – Donate – There are several charities that will come pick up the items (which need to be in good condition) from your home including The Vietnam Vets and the Salvation Army
Section 3 – Pass on To Family/Friend – first ask the friend or family member if they actually want what you are passing on
Section 4 – Items to sell – set a date for hosting a garage and/or house sale. House sales can be quite lucrative and a professional will organize, price and run the entire sale. Ask us for recommendations.
Section 5 – Items to be Moved – only move what is absolutely necessary.

Step 2: 1-2 Weeks
Arrange for removal all items to be trashed. There are many resources for this including actual contractors titled “junk removers.” You can also get a dumpster, park it in your driveway, fill it and have it carted away.
Have all items picked up or delivered for donations
**Call 2-3 moving companies to get price estimates. Depending on the time of year they can book up pretty quickly so make sure to call about a month in advance of the actual move date. Step 4 – Up to 1 Week
Arrange all items to be sold and promote a date for a garage sale or call a professional to arrange a house /estate sale.
Step 5 – Up to 1 Week
Arrange all remaining furniture and accessories to be moved in open and inviting ways to make the house feel as open and light as possible. Makes sure to box up as much of your personal momentos (pictures in frames, kid’s trophies etc) and store them in the attic or garage.
Total Time: 4 – 6 Weeks
