When prospective home sellers invite me to their homes for a professional market evaluation the first question always is, “How can I make sure I get top dollar for my home?” My listing at 693 Longview Road is a perfect example of how to do it. It sold at the highest sale price of any property in the Newstead section of South Orange in the past 3 years. How did we ensure this would be the case? Firstly, the sellers were very open to prepping the home so it would be more appealing to today’s Millenial home buyers. They did not take it personally that there is a significant style difference from generation to generation and were only too happy to make the necessary changes. This is the single most critical step in the process because the amount of prepping directly affects the sale price – especially in luxury homes like this one.
The house was in great shape to start. A grand 5 bed / 5 bath center hall colonial with a two story entry, perfectly situated on .88 of an acre with South Mountain Reservation in your backyard. The gourmet kitchen was renovated about 15 year ago, and included custom wood cabinetry, a center island, stainless steel appliances and granite countertops. The bathrooms had also been renovated and included radiant heat under all the floors.
But the furnishings and accessories were more consistent with a family of adult children and we needed it to appeal to young families. Professional staging is the reason this home sold for the highest sale price in the past 3 years.
