There is a reason why this house sold above list price. It is an all brick, generous sized colonial style home located in the desirable Newstead neighborhood of South Orange, NJ that was attracting lots of buyers, but no offers. So I convinced the sellers to allow me to re-stage a large part of the house, create new marketing materials and adjust the price.
The preparation, price and promotion (we refer to this as the “Three P’s of Sales”) got them an offer and sale price above the list price. Here’s what I did to appeal more to Millenial aged buyers who were of course coming from Brooklyn.
- Changes to the Exterior – as you can see from the first picture above, the white shutters ad wrought iron detail was way too glaring. The color made them stand out too much — making the house feel older. By changing these design elements to black we were able to use it more as an accent and they melted in more against the red brick background.
- Changes to the First Floor – The rooms on the first floors are generously proportioned, but needed updating. The paint colors had been on the walls for a long time and had yellowed over the years. The furnishings and accessories were very nice, but dated. It just needed to be fresher, less formal and more inviting. So, we did a staging rehaul that included painting all the rooms on the first floor, new light fixtures in the center hall and in the dining room, eliminated a lot of furniture, bought new pillows for the existing couches, placed new accessories on the dining table, on the mantle over the fireplace, the coffee table and built-in shelves in the living room, changed out the accessories and added a pony hide looking rug in the den, and took down the heavy drapes throughout.

- Changes to the Second Floor – The second floor has an incredible layout and all of the bedrooms are great sizes. However the 2 baths had not been updated in many years.New paint color and colorful, modern artwork in the hallway, new bedding in 3 out of the four bedrooms, new artwork in the hallway and bath.
