Many times real estate transactions come to a grinding halt during the “inspection phase.” This phase comes right after the particpating parties and their attorney’s agree on the terms and conditions of the contract. The buyer has 10 business days for the inspections to be completed and all issues that arise from it be settled.
Often times Realtors (myself inlcuded) have their fingers crossed during the entire inspection phase since, in many instances, the seller and buyer can disagree as to the severity of issues uncovered during the inpsection. Most of the housing inventory in Essex, Morris and Union County, New Jersey is extremely desirable to buyers because it is lush with mature tree lined streets and chock full of charming Colonial, Tudor and Victorian style architecture. And, as we know, older homes tend to need love and an inspector will always fing SOMETHING that requires attention.
Many times the work is very standard amd does not require a large monetary expense. However, the home inspector can spook buyers with their over zealous remarks during the inpsection itself and with their follow up reports. What was once expected to be present in an older home, is now the buyer’s opportunity to renegotiate the purchase price. And if you ask any home inspector they will tell you they know that Realtors feel like they “piss” on their deals.
Well, my fellow Realtor just came back to the office with a very humorous story about how she got an inspector back by literally “pissing” on one of them. During her client’s home inspection this morning she had to use the bathroom. At the same time. the inspector was in the basement inspecting the plumbing. He noticed a rusted area on one of the main pipes and and tried to scrape some of the rust away with his index finger. But it didn’t work. So he took his index finger and pushed hard on the spot to see if the area was deteriorated or moist. Simultaneously the Realtor finished doing her business on the porcelain throne and flushed the toilet.
The inspector pulled his finger out from the hole in the pipe and the Realtor’s waste came rushing through the hole and it literally pissed all over the inspector. It just might be Realtor humor- but I found this incredibly funny.
