Marketing properties to potential buyers has changed significantly. At one time an agent took some photos, created a flyer and put an ad in the real estate section of newspaper. Over the last few years this tactic is no longer viable. Prospective buyers – especially “first time buyers” can not be found reading a newspaper. Instead they are either on their smart phone, a tablet or on their laptops searching the web.
These signifcant changes have added a tremendous financial burden for the listing Realtor. First there was photos on film, then there were slide shows, next came the” virtual” tour which was basically the slide show set to music. Now we have video tours. Most agents are not offering this tool to their sellers, but for me it’s a given. It’s essential. Enjoy this one of 4 Springbrook Road in Livingston, NJ
