Buying a home can be frustrating. I know because I hear it all the time from my customers. As a buyer you go on line to view homes in your price range in the desired towns you have relentlessly researched. Frankly, you are suprised at how some of the homes seem quite nice. The interior pictures show a roomy, well maintained home and the exterior shots reveal a lush setting with plenty of space. So, with a sense of optimism you make an appointment through your Realtor to see what could be “the house of your dreams.”
After you drive up, you have to carefully walk over the broken sidewalk, and wade through the water collecting on the steps, but, remarkably, you still have high hopes. You open the front door and enter what you perceived from the pictures to be a large center hall entrance, but in actuality is barely a space big enough to fit a coat rack.

The good news is today’s technology has given buyers way more access to research active listings. The bad news? That same technology enables Realtors to embellish the marketing for their properties to satisfy the needs of increasingly savier buyers.
So, how do you spot the real from the distorted or the hints in the descriptive copy? Hint # 1 – the word “cozy” is a red flag. The translation for “cozy”in Realtor speak = small. To decode the text always have your Realtor check out the properties on your short list before seeing them yourselves. That’s a service I offer all my buyers. As I see it, my job is to make my client’s search less time consuming and more effective. I am out in the market previewing new listings on Tuesdays and Thursdays at Broker Open Houses. I spend my time keeping tabs on my buyer’s priorities and previewing homes to see which ones I can recommend they see.
The lesson here is to do your research, but make sure to also align yourself with a hard working Realtor to shoulder much of the burden inherent in a home search. I think you will agree we wish the descriptors below were also used –it would save everyone alot of time and energy.
