Sellers- there is good news! The inventory of active listings on the market has been steadily decreasing since May 2011. In order for prices to go up it is essential that the excess invetory get sold. In the last 3 months the number of sales contracts has exploded. In February 2012 the number of sales contracts was the highest it has been in 4 years – PRE MELTDOWN.

Selling your home is a big decision. To better understand the process itself and what you can expect, consider the 4 stages of the transaction:
- Evaluate Your Situation – Think about your needs and goals like; how much you owe on the mortgage, the cost of carrying it, what sale price would you need in order to make the sale worth your while, and where/what type of housing housing will suit your needs next.
- Plan Your Strategy – Once the decision to sell is made it is a good time to interview real estate agents. By working with a qualified professional much of the burden will be shifted and you will be kept abreast of showings, buyer feedback, market trends etc. Make sure to choose the professional that not only presents the information well, but also someone whose personality works with your own since you will be spending a lot of time together.
- Prepare Your Home For Sale – Buyers need to be able to imagine themselves living in the home when they preview it. That’s why creating a very neutral feeling is so critical. The less personlization, distractions and “stuff” around the house the better. A home that is “staged” generally sells faster at a higher price than those that aren’t. - Close the Deal – Your agent will present all offers to you and discuss their price and terms. If necessary, the agent will present any counter offers in an effort to negotiate the highest possible price and the most advantageous terms on your behalf.
